Carruthers Cottages

Carruthers Cottages is the 2019 GOHBA award winner for exterior details. This development in the heart of Hintonburg is an example of the 'Missing Middle' and gentle density infill in a maturing urban neighbourhood.

 

It consists of 8 high quality new homes in two traditional looking 2 storey buildings. Ideal intensification; without change to the valued characteristics of the street, adding high quality design to a diverse neighbourhood, allowing ground oriented units and much needed density in a walkable and transit oriented urban community. Four primary units, two fronting the street and two facing toward the rear, each with ground floor open concept living space (with half bath), 3 beds & 2 baths on the second floor (ideal for families), and rooftop deck nestled into the roofline with views of the neighbourhood. Four 1 bedroom units in the half basements are comfortable and bright with walkout terraces. This unusual approach to infill design is smart, fast, and cost effective, constructed affordably in wood frame 'house' construction. The traditional design of the exterior is complimented with high quality contemporary detailing at front porches – an eye catching combination.

The homes overall are designed to compliment the existing cottage style architecture that is common in the older housing of the neighbourhood. Their traditional rooflines and subtle street front massing disguise the eight contemporary homes within. Traditional architectural features are complimented and transformed by strikingly modern and delightfully welcoming front porches. These porches are detailed with anodized columns and railings. The warm wood of a cedar soffit wraps down the end wall, with clean bold contemporary lines and openings. Metal beams and trim pieces finish the edges and corners with elegance and design clarity.
